The Power of the Staging Consultation: Seeing Your Home Through a Different Lens

One of the most valuable things I can bring to a home before it goes on the market is a fresh set of eyes.

When you live in a home, you see it every day. You know how the rooms are used, where the furniture belongs, and what works for your family. A buyer doesn't have that same perspective.

During a consultation, I get the opportunity to step into the home with a different purpose—to look at the way the spaces work, what stands out, what may be overlooked, and what a buyer is likely to experience when they walk through the door.

What Am I Looking For?

I'm looking at the way the home flows from one space to another.

I'm looking at scale and proportion. I'm looking at where your eye goes when you first walk through the front door. I'm looking at the features that make the home special and whether those features are getting the attention they deserve.

I'm also looking at the things that may be distracting from the home.

Sometimes it's obvious. Sometimes it isn't.

I've walked into living rooms where the first thing I see is the back of a sofa. The homeowner may have gotten so used to the furniture arrangement that they don't notice it anymore. But for a buyer walking through the front door, that's the first impression of the room.

It doesn't necessarily mean the sofa needs to go. It may simply need to be repositioned so the room feels more open and inviting.

Another thing I look for is how a flex space is being presented. With so many people working from home, a room that could function as an office can be a real selling feature. But if that space is being used as a catch-all room, a buyer may not see the possibilities.

Sometimes all it takes is the right furniture and a little definition to help a buyer understand, “I could use this as my office.”

A room can have plenty of space but still feel small because of the furniture arrangement.

Those are the things I want to identify before the home goes on the market.

Vacant Homes Need a Different Approach

Vacant properties are another reason I believe the consultation is so important.

When a home is empty, buyers sometimes have to work harder to understand the space.

Will my furniture fit?

What is this room meant to be?

How do these spaces connect?

Without furniture and visual cues, it can be difficult for someone to understand scale and imagine how they would actually live in the home.

That's where vacant staging can make such a difference.

The goal isn't to fill every room with furniture. It's to give the buyer enough visual information to understand the space, see its possibilities, and picture themselves living there.

A thoughtfully staged vacant property can help define rooms, demonstrate scale, establish flow, and draw attention to the features that might otherwise be overlooked.

And sometimes, a consultation is exactly what is needed to determine which spaces should be staged and how much staging the property actually needs.

It's Not About Changing Everything

There are plenty of things sellers can do, but not every update is going to make a difference.

Sometimes a room needs a different furniture arrangement.

Sometimes a few pieces need to be removed.

Sometimes a space needs to be given a clear purpose.

A consultation gives you direction.

Every Property Has Something to Say

Every home is different.

The architecture is different. The floor plan is different. The location, price point, finishes, natural light, and potential buyer are different.

My job is to look at what is already there and figure out how to bring out the best in it.

Sometimes that means adding.

Sometimes it means rearranging.

And sometimes it means doing less.

The goal is not to make your home look like someone else's home.

The goal is to help the buyer see the home at its best.
